Facility Manager in Lugoj

  • Coordination of FM department activities. Deliver services based on contract scope of work with full understanding of the scope variances by site (e.g. client provided, 3rd party, self-perform, LL, etc)
  • Ensure the overall performance of the contract and required deliverables including: contract compliance, performance management against KPI’s, cost savings initiatives, and customer satisfaction
  • Establish effective business relationships with our customer and key stakeholders while positively and professionally interacting with client personnel at all levels
  • Budget management and own analysis of variations and action planning, invoice monitoring and reconciliation to ensure on time and compliant billing, raising POs, etc. Close collaboration with Finance Department.
  • Drive enhancements to recurring spend actual (Labor/Subcontract/Materials, Optimize Self Perform utilization, control variable spend) in order to achieve contract savings commitments
  • Manage accurate asset inventory & Life Cycle Assessment, including identification and support of Capital replacement projects in conjunction with account Projects Lead
  • Present client reports according to the agreed schedule and assisting the Regional Manager in producing the required reporting to the client
  • Coordinate operational delivery within designated site area which may include Reception, Post room, Cleaning, Catering, Security, Technical Services & Specialist Sub Contractors, etc.
  • Project Management activities as per relevant business needs, working closely with local Project Management team for high level projects
  • Work in conjunction with the Strategic Sourcing Manager(s), participate in overview of procurement activities, ensuring best practice, competitive pricing, development of strategic supplier relationships and proactive delivery of services
  • Drive Supplier compliance and control and management of supplier relationships
  • Coordinates and controls the activity and repairs of buildings, construction works, maintenance, restoration and extension of offices, technical spaces and warehouse, parking, land surrounding the building. Supervises, validates the interventions on the building, annexes and utilities made by the contractors, manages supplier relationship and evaluates their activity. Keeps the building documentation up to date, ensures the obtaining and maintenance of legal authorizations.
  • Responsible with enhancement, proactive& reactive maintenance and operation of electrical installations, compressed air installations and sanitary facilities (sewage, etc.);
  • Responsible with management of HVAC and heating installations, boilers
  • Responsible with coordination and operation of PSI systems (sprinklers, smoke sensors, hydrants, vents, emergency lightning, etc)
  • Responsible with security systems such as access control, CCTV, access control barriers
  • Managing ISCIR activities in the factory (heating, boilers, etc)
  • Oversee the health, safety, & environmental aspects of the delivery of facilities management activities
  • Adhere to all Safety Policies and maintains the work environment, practices and training of staff to avoid accidents and hazards contributing to a safe and healthy work environment.
  • Ensure CBRE QHSE Log Books are fully implemented on all sites and all activities are completed on time.All audit actions also to be completed in documented timescales.
  • Conduct incident reviews and Root Cause Analysis, Site Stand Downs and drive consequence Management for all safety incidents.
  • Report all accidents, occupational illnesses and emergencies in relevant books/documentation
  • Ensure all contractors, under sphere of control, operate within appropriate QHSE processes and client HSE standards
  • Ensure adherence to the CBRE site quality management system. Ensure that Facilities activities and procedures adhere to applicable laws, policies and best practice guidelines
  • Ensure contingency plans are in place for emergencies. These include approved business continuity plans, disaster recovery plans etc.
  • Team management responsibilities: in charge with recruitment activities for the managed team, maintaining a motivated team, employee development plans& talent development, conduct goal setting activities and performance reviews, identifying training needs, succession planning, rewarding, and taking disciplinary actions etc.
  • Inspire and behave with unquestioned integrity and in accordance with CBRE Ethics Policy

  • Experience on industrial environment/ production sites - Minimum 5 years in a similar position
  • Technical background/experience, preferable also technical studies (Technical university graduate)
  • Strong understanding and knowledge of FM service delivery
  • Experience in client relationship management, very customer oriented
  • Excellent communication skills
  • Ability to keep ‘helicopter overview’
  • Highly flexible in in very demanding environments
  • Ability to balance between cost and quality
  • Commercially aware and with a sound knowledge of budget preparation and forecasting, commercial negotiation and HSE rules and regulations
  • Able to work in demanding environments, managing change, handling multiple projects and deadlines
  • People management skills
  • Excellent command of English
